As we move into March 2026, the property market has had a slightly unsettled start to the year, largely influenced by wider geopolitical events and ongoing economic uncertainty. Despite this backdrop, the key indicators suggest that the housing market remains active and, importantly, in a stronger position than it was at the same time last year.
In our latest monthly property market update, we take a look at the latest asking price trends, mortgage rate movements and what they could mean for buyers and homeowners across Cambridgeshire.
According to the latest figures from Rightmove, asking prices across the market have remained broadly unchanged compared with last month. At first glance, that might suggest a slowdown in activity, but it’s important to look at the bigger picture rather than focusing solely on month-to-month movement.
When compared with this time in 2025, asking prices are still higher. This indicates that, overall, the property market has continued to strengthen over the past twelve months.
While the pace of price growth may have steadied recently, the underlying market remains busy. Across our offices we are seeing a consistent flow of new properties coming onto the market, alongside a healthy number of buyers actively looking and sales being agreed.
In other words, the market is still moving. Buyers are out there and sellers are continuing to make successful moves.
Another encouraging development over the past year has been the improvement in mortgage rates.
Recent data from Rightmove shows that the average two-year fixed mortgage rate is now around 4.28%, which represents a noticeable drop from just under 5% at the same point last year.
This reduction in borrowing costs is significant. Mortgage affordability has been one of the biggest factors affecting the property market over the past few years, and even relatively small improvements in rates can make a meaningful difference to buyers.
Lower mortgage rates help improve buyer confidence, increase purchasing power and allow more people to consider moving home.
For anyone who has been waiting on the sidelines for borrowing costs to improve, the current environment is certainly more favourable than it was during much of 2024 and early 2025.
Of course, the economic outlook remains an important factor for the property market.
There is ongoing speculation that inflation could increase again later in the year, potentially driven by factors such as fuel prices and broader global economic pressures.
If inflation does rise, it may slow or delay the widely expected interest rate reductions from the Bank of England.
At the moment, however, the reality is that no one knows exactly how the economic picture will unfold in the months ahead. As we record this update in early March, the key takeaway is that market conditions are currently more favourable than they were a year ago.
Activity levels remain strong, with plenty of homes coming onto the market and many buyers still actively searching.
For those considering a move, it can sometimes be tempting to delay decisions while waiting to see how the wider economy develops. But if moving makes sense for your personal circumstances, there is a busy and active market right now.
Sometimes the best approach is simply to move when the timing is right for you rather than trying to predict every future economic shift.
One piece of advice that often surprises homeowners relates to mortgage renewals.
If your current fixed-rate mortgage is due to end soon, most lenders allow you to secure a new mortgage rate three to six months before your existing deal expires.
This can be a very useful option.
By locking in a rate early, you protect yourself if mortgage rates increase in the coming months. At the same time, if rates fall further before your new mortgage actually begins, most lenders allow you to switch to a different product.
In other words, you can secure a rate now while still maintaining the flexibility to take advantage of improvements later.
For many homeowners who fixed their mortgage two years ago, the deals available today may actually be lower than the rate they secured previously. That means reviewing your options early could potentially lead to savings.
If inflation does begin to increase again, lenders may respond by adjusting their mortgage products. Taking action sooner rather than later could therefore be beneficial.
If you’re unsure where to start, speaking to a qualified mortgage adviser is always the best first step.
Alongside the latest property market news, we’re also pleased to share some company developments.
Our sister company, Love Your Estate, has officially launched its block and estate management services.
Over the past year we’ve already been providing management services to a small number of long-standing clients, helping oversee residential blocks and estates. Following that successful experience, the service is now being formally rolled out to a wider audience.
The aim is to provide professional, reliable management for residential developments, ensuring buildings and communal areas are properly maintained while supporting leaseholders and residents.
While the service is primarily focused on developments across Cambridgeshire, the nature of block and estate management means we are also able to support clients slightly beyond our usual property sales area.
Anyone involved in a residential block or estate who would like to learn more about how professional management could help is very welcome to get in touch with our team.
Despite an uncertain global backdrop, the Cambridgeshire property market remains resilient and active.
Asking prices are holding steady month-to-month but remain higher than they were a year ago. Mortgage rates have improved significantly compared with last year, helping support buyer demand and overall market confidence.
While inflation and interest rate movements will continue to influence the housing market in the months ahead, there are currently plenty of opportunities for both buyers and sellers.
As always, if you’re thinking about moving or would like personalised advice about your property plans for 2026, our team would be delighted to help.
