November 2026 Cambridgeshire Property Market Update: Why Getting the Price Right Matters More Than Ever

The property market is certainly giving us plenty to talk about as we head towards the end of 2026. With house prices remaining relatively flat, mortgage costs putting pressure on affordability and buyers having plenty of choice, it’s a market where getting your pricing strategy right can make an enormous difference.

But while the headlines might sound a little gloomy, homes are still selling across Cambridgeshire. The key is understanding what buyers are looking for and positioning your property accordingly.

In our November Property Market Update, we look at the latest figures, what’s happening locally and why the right advice could save sellers both time and money.

House Prices Remain Flat, but Borrowing Costs Are Rising

According to the latest Rightmove figures discussed in our update, national asking prices are just 0.1% lower than this time last year – effectively unchanged.

However, borrowing costs continue to influence buyer behaviour. The average two-year fixed mortgage rate was reported at 5.55%, adding approximately £250 to typical monthly mortgage payments compared with February.

With affordability under pressure and plenty of properties available, buyers are understandably being selective.

That means sellers need to be realistic about their asking prices, particularly when competing against similar homes.

The True Cost of Testing the Market at a Higher Price

One of the most interesting statistics this month concerns the difference between launching a property at the right price and testing the market with a more ambitious figure.

National figures discussed in our update suggest that properties initially marketed too high and subsequently reduced took an average of 119 days to secure a buyer.

By comparison, properties priced correctly from the outset took just 39 days.

That’s an 80-day difference.

It’s understandable why sellers might want to try a higher asking price initially. After all, everyone wants to achieve the best possible result for their home.

However, a property’s first few weeks on the market are often when it attracts the greatest attention. Launching at an unrealistic price can mean missing that valuable initial opportunity.

Getting the pricing right from day one gives your property a stronger chance of attracting serious buyers while it’s still fresh to the market.

What’s Happening in the Local Cambridgeshire Market?

Across the areas we cover, October saw a noticeable reduction in overall market activity.

Compared with September:

  • New property instructions fell by 28%.
  • Sales agreed decreased by 10%.

While fewer homes are coming onto the market, sales are still being agreed.

At Ellis Winters, we continued to experience a good month for sales during October, demonstrating that buyers remain active when properties are marketed effectively.

With wider economic uncertainty influencing confidence, some homeowners are understandably choosing to wait before making their next move.

However, people move for all sorts of reasons, regardless of market conditions. Whether it’s a growing family, a change in circumstances or the desire for something different, there are still opportunities for motivated buyers and sellers.

Why Smaller Price Reductions Matter

Price reductions have become a familiar feature of today’s property market, but not all agents are experiencing them to the same extent.

Our analysis of local market activity revealed an interesting difference.

At Ellis Winters, our average asking price reduction has been approximately 5.7%, compared with reductions averaging as much as 8.6% among some local competitors.

On a typical property in our area, that difference can represent around £10,000.

We’re also reducing the asking prices of a smaller proportion of our available properties.

Why does that matter?

It suggests that our initial valuations are more closely aligned with what buyers are prepared to pay, reducing the need for larger adjustments further down the line.

Of course, price reductions aren’t necessarily a bad thing. Sometimes they’re exactly what’s needed to generate fresh interest and achieve a successful sale.

But starting with an informed, realistic valuation can help sellers avoid unnecessary delays and disappointment.

Our approach has always been to give homeowners an honest assessment of their property’s value, supported by local knowledge and market evidence.

Because ultimately, it’s not just about the asking price – it’s about achieving the move you want.

Rental Market: A Seasonal Slowdown

Turning to lettings, we’re beginning to see the usual seasonal slowdown as Christmas approaches.

Tenants are often less inclined to move during the festive period, while landlords may prefer to avoid changes in tenancy arrangements at this time of year.

As a result, there is currently some availability in the rental market, giving prospective tenants a little more choice.

Looking ahead, there are expectations that additional costs facing landlords could place upward pressure on rents during 2027.

However, changes introduced through the Renters’ Rights Act also affect how and when rents can be increased, making it important for both landlords and tenants to understand their rights and responsibilities.

For anyone considering a rental move, it’s worth exploring what’s currently available and seeking advice about the options.

Why We’re Planning for a New Year Property Launch

With Christmas approaching, we’re also preparing for one of our favourite marketing opportunities – our New Year property launch.

While many estate agents focus on Boxing Day, we prefer a carefully planned New Year’s Day launch.

Why?

Although Boxing Day traditionally generates high levels of property portal traffic, not everyone browsing is necessarily ready to move.

Our approach is designed to combine strong online exposure with the ability to respond promptly to enquiries, arrange viewings and turn interest into meaningful activity.

We’ll be sharing more about our New Year launch strategy in a separate video very soon.
