Moving to Manea, Cambridgeshire: What Is It Really Like to Live Here?

Village life, open Fenland countryside, fantastic wildlife, a local primary school and something many villages of a similar size can’t offer – its own railway station.

Manea, situated between March and Ely in the Cambridgeshire Fens, can be an interesting choice for people who want the space and community of village living without feeling completely disconnected from larger towns and cities.

Add a varied property market, the nearby RSPB Ouse Washes Nature Reserve and average house prices below the Cambridgeshire average, and there are plenty of reasons why homebuyers and renters might want to put Manea on their radar.

So, what is it really like to live here?

Village life in the Cambridgeshire Fens

Manea offers something quite different from living in nearby March or Ely.

Rather than a busy market town, this is a Fenland village surrounded by the distinctive open landscape for which the area is known.

There are local amenities within the village, while March and Ely provide a much wider choice of shopping, leisure and entertainment within travelling distance.

For some people, that’s exactly the balance they’re looking for: enough nearby for everyday life, while being able to come home to somewhere that feels distinctly more rural.

Manea has also grown over the years, meaning its housing isn’t limited to traditional village properties. Established streets sit alongside newer developments, giving buyers a broader choice of homes than they might initially expect.

How much do homes cost in Manea?

Property prices are one of the reasons Manea may catch the attention of people searching across Cambridgeshire.

According to the latest Rightmove sold-price data, properties in Manea achieved an overall average price of £295,476 over the last year.

Detached properties accounted for the majority of sales, achieving an average price of approximately £354,958.

Semi-detached homes averaged £207,100, while terraced properties sold for an average of approximately £158,333.

For comparison, the overall average sold price across Cambridgeshire during the same period was £378,885.

Of course, averages only tell part of the story, particularly in a village where the type and size of properties can vary considerably.

Manea offers everything from smaller and more traditional homes to modern family properties and larger individual houses on the outskirts of the village. Some properties also offer the bigger gardens, plots and open field views that can be harder to find closer to Cambridge.

For buyers prepared to broaden their search, it can therefore be interesting to compare what the same budget might achieve in Manea with some of the county’s more expensive locations.

What about renting in Manea?

Manea can also be an option for renters who like the idea of village living but still need reasonable connections to surrounding towns.

Official rental statistics aren’t published specifically for Manea, so the most reliable broader comparison comes from the wider Fenland district.

According to the latest available Office for National Statistics figures, average private rent across Fenland was £838 per month in June 2026, compared with £1,281 across the East of England.

Average rents across Fenland stood at £624 for a one-bedroom property, £802 for two bedrooms, £974 for three bedrooms and £1,383 for properties with four or more bedrooms.

While Manea’s individual rental values will vary, those wider figures demonstrate why this part of Cambridgeshire may appeal to renters looking to make their budget stretch further.

A smaller village won’t necessarily offer the same volume of rental stock as somewhere such as March, but Manea’s railway station can broaden its appeal to tenants who might otherwise rule out a village location.

For landlords, that combination of village lifestyle, family housing and transport connections can also be worth considering. As always, likely demand and achievable rent should be assessed for the individual property rather than relying solely on district-wide averages.

A village with its own railway station

This is one of Manea’s biggest advantages.

Manea has its own railway station, something that immediately distinguishes it from many other villages across the Fens.

Services connect Manea with Ely, where passengers can access onward trains towards Cambridge and London, while services in the other direction provide connections towards March and Peterborough.

For someone who wants to live somewhere more rural but doesn’t want every journey to begin behind the wheel of a car, that can be a significant benefit.

It can also make Manea worth considering for hybrid workers who only need to travel into a larger employment centre a few times each week.

By road, the village is positioned between March and Ely, providing access to surrounding Fenland communities and the wider Cambridgeshire region.

Good news for local primary education

For families with younger children, Manea has its own primary school within the village.

Manea Community Primary School, on Station Road, caters for children aged 4–11 and was rated Good by Ofsted following its June 2024 inspection.

Importantly, that wasn’t simply an overall judgement. The school received Good ratings in every assessed category – quality of education, behaviour and attitudes, personal development, leadership and management, and early years provision.

Having a positively rated primary school within the village can be a real practical benefit for family life.

Secondary-age pupils travel outside the village for their education, so families considering a move should investigate current school transport, admissions and catchment arrangements.

As always, school information and admissions policies can change, so we’d recommend checking the latest information directly with Cambridgeshire County Council and the individual schools when considering a particular property.

Countryside, wildlife and the Ouse Washes

You don’t move to Manea for an urban lifestyle – and that’s rather the point.

The village sits amongst the open landscapes of the Fens, giving residents easy access to countryside for walking, running, cycling and simply getting outdoors.

For nature lovers, there’s an even bigger attraction nearby: RSPB Ouse Washes Nature Reserve.

The Ouse Washes is an internationally important wetland landscape and provides a haven for wildlife throughout the year.

It is particularly renowned for its birdlife. Large numbers of wildfowl visit the wetlands during the winter, while spring and summer bring opportunities to see breeding waders and other wildlife.

With hides and viewpoints overlooking the wetlands, it’s a fantastic local destination for birdwatching and wildlife photography – or simply for spending a few peaceful hours surrounded by nature.

The reserve is part of a much bigger story too. The Ouse Washes landscape is a remarkable example of the relationship between water, wildlife and the historic drainage of the Fens, creating an environment quite unlike much of the rest of Cambridgeshire.

For anyone whose ideal weekend involves binoculars, walking boots or a camera rather than a shopping centre, having somewhere like this nearby is a genuine lifestyle benefit.

Closer to home, Manea’s famously flat surroundings are particularly well suited to cycling, while quiet lanes and footpaths provide opportunities to explore the countryside around the village.

And then there are the skies.

It might sound like a small thing until you’ve spent time in the Fens, but the combination of flat countryside and uninterrupted horizons produces enormous skies and some spectacular sunrises and sunsets.

For people moving away from a more densely built-up environment, that feeling of openness, wildlife and space can be a major part of Manea’s attraction.

A useful base for exploring the wider area

Another advantage of Manea is that you’re not restricted to one nearby town.

March offers supermarkets, shops, leisure facilities and other everyday amenities, while Ely provides its historic city centre, cathedral, restaurants, shopping and leisure.

Peterborough is accessible by both road and rail, while Cambridge can be reached via Ely.

That can make Manea particularly interesting for households where different people work or study in different locations.

You can enjoy the quieter pace of a Fenland village while still having several larger centres within reach.

Could Manea be the right move for you?

Manea won’t suit someone who wants shops, restaurants and entertainment immediately outside their front door.

But for people who prioritise space, village life, countryside, wildlife and connectivity, it offers an interesting combination.

There’s a Good-rated primary school within the village. There’s a railway station providing connections towards Ely, March and Peterborough. The RSPB Ouse Washes and beautiful Fenland countryside are close by, and average property prices remain below the wider Cambridgeshire figure.

That can make Manea worth considering for first-time buyers, families searching for more space, commuters looking beyond the larger towns, renters and people simply wanting a quieter pace of life.

And, as with every village, the location of an individual property matters. Being close to the station, school or village centre may be important to one household, while another might happily move further towards the edge of Manea for a larger plot, open views or a more rural outlook.
