Moving to Chatteris, Cambridgeshire: What Is It Really Like to Live Here?

Affordable homes, good local schools, open countryside and a strong sense of community… Chatteris has plenty to offer people looking for a different pace of life in Cambridgeshire.

Situated in the Fens between March, Huntingdon and Ely, Chatteris is particularly interesting for buyers and renters who want more space for their money while remaining within reach of larger towns and employment centres.

It may not always be the first place people think of when considering a move to Cambridgeshire, but perhaps it should be.

So, what is it actually like to live in Chatteris?

A traditional Fenland town with a strong community

One of Chatteris’s biggest strengths is its sense of community.

It is a relatively compact town, meaning many everyday amenities are close at hand, while there is an active calendar of community events, clubs, societies and local initiatives.

The town centre provides independent businesses and everyday services alongside a weekly Friday market, while larger supermarkets make day-to-day shopping convenient.

For people moving from somewhere larger, that community atmosphere can be a refreshing change. Chatteris is the kind of place where it’s still possible to get to know local businesses, neighbours and familiar faces.

How much do homes cost in Chatteris?

Affordability is one of the most compelling reasons to consider Chatteris.

According to the latest Rightmove sold-price data, homes in Chatteris achieved an overall average price of £248,758 over the last year.

Detached properties accounted for the largest proportion of sales and averaged approximately £337,356, while semi-detached homes averaged £217,929 and terraced properties £184,487.

Compare that with many other parts of Cambridgeshire and it isn’t difficult to see the attraction.

The wider Fenland district also had an average house price of £226,000 in May 2026, compared with £338,000 across the East of England.

For first-time buyers, the difference is particularly interesting. The average price paid by a first-time buyer across Fenland was £195,000 in May 2026.

Chatteris also offers a broad mix of housing, from traditional cottages and terraces to bungalows, established family homes and modern developments.

That means the town can work at many different stages of life; whether you’re trying to buy your first home, looking for more bedrooms and a garden or hoping to downsize.

What does it cost to rent in Chatteris?

Chatteris can also be worth considering for renters seeking greater value for money.

Official rental statistics are published for the wider Fenland district rather than Chatteris specifically, but they provide a useful indication of rental costs in this part of Cambridgeshire.

According to the Office for National Statistics, average private rent in Fenland was £838 per month in June 2026, compared with £1,281 across the East of England.

Average rents were £624 per month for a one-bedroom property, £802 for two bedrooms, £974 for three bedrooms and £1,383 for properties with four or more bedrooms.

Looking at property types, flats and maisonettes averaged £666 per month, terraced homes £834, semi-detached homes £922 and detached properties £1,101.

For renters prepared to look beyond Cambridge and the more expensive parts of the county, that difference can be significant – potentially opening up the possibility of an extra bedroom, a garden or simply more living space within their budget.

For landlords, Chatteris has a varied potential tenant market encompassing individuals, couples and families. As always, demand and achievable rent will depend on the individual property, its location and condition, so local advice is important before making an investment decision.

Good news for families and schools

For families, Chatteris has some encouraging education options.

Kingsfield Primary School is rated Good by Ofsted, receiving Good judgements across quality of education, behaviour and attitudes, personal development, leadership and management, and early years provision at its latest graded inspection.

Glebelands Primary Academy provides another primary option within the town.

One particularly useful feature of Chatteris is Cromwell Community College, which provides education for pupils from age 4 right through to 18.

Cromwell was rated Good by Ofsted at its September 2023 inspection, achieving Good judgements in every assessed category: quality of education, behaviour and attitudes, personal development, leadership and management, early years provision and sixth-form provision.

Having primary, secondary and sixth-form education available within the town can be a real practical advantage for family life.

Of course, school admissions, catchments and Ofsted assessments can change, so families considering a particular property should always check the latest information with Cambridgeshire County Council and the schools themselves.

Countryside, green space and Fenland life

Chatteris doesn’t have a river running through its centre like March or St Ives, but what it does offer is easy access to the distinctive Fenland landscape.

The countryside surrounding the town is famously flat and open, with huge skies and long views that are characteristic of this part of Cambridgeshire.

For walkers, runners and cyclists, that means plenty of opportunities to get outdoors and explore the surrounding countryside and villages.

Within Chatteris itself there are recreation areas, parks and play spaces, while the town’s leisure facilities provide opportunities to exercise and take part in organised sport.

For families – or anyone who simply values having more breathing space – that combination of a manageable town and countryside on the doorstep can be a major part of Chatteris’s appeal.

Well placed for the wider region

Chatteris doesn’t have its own railway station, but its road position means several larger towns and cities are accessible.

March is around seven miles away, while Ely, Huntingdon, Peterborough and Cambridge can all be reached by road.

Rail services are available from nearby March and Huntingdon, opening up connections further afield.

This can make Chatteris a useful base for households where people work in different locations – or for those who work partly from home and don’t need to make a daily rail commute.

It also means residents can access the larger shopping, entertainment and leisure facilities of surrounding towns and cities without necessarily paying their property prices.

Everyday life in Chatteris

Perhaps one of Chatteris’s biggest advantages is its practicality.

You have supermarkets and everyday shopping within the town, local healthcare facilities, schools, leisure facilities, pubs and places to eat, community groups, parks and services close to home.

There is also a strong community spirit, with local organisations and businesses regularly supporting events and initiatives around the town.

For people who don’t necessarily want the hustle and expense of living in a larger town or city, Chatteris offers an appealing alternative: somewhere with the essentials on your doorstep and the countryside never far away.

Could Chatteris be the right move for you?

Chatteris won’t be the right choice for everyone – but that’s true of anywhere.

For buyers who value a railway station on their doorstep or a large nightlife scene, another location might suit them better. But for people prioritising space, affordability, schools, community and access to the Cambridgeshire countryside, Chatteris deserves serious consideration.

The property figures tell part of the story. An average sold price of around £249,000 and a wider Fenland first-time buyer average of £195,000 demonstrate why the area can appeal to people trying to make their property budget stretch further.

But statistics don’t tell you what it feels like to live somewhere.
