Following an exceptionally busy March, this April maintained a similarly high level of new instructions. This consistency in supply means buyers have a good range of choice, but it also creates increased competition between sellers.
For homeowners thinking of coming to market, this highlights the importance of standing out. With more properties available, buyers are naturally more selective, making presentation, pricing, and marketing strategy more critical than ever.
While listing levels remain strong, there has been a noticeable slowdown in sales agreed. April saw approximately 27% fewer agreed sales compared to March. However, this needs to be viewed in context.
March is traditionally one of the busiest months of the year, and this year was no exception. Coupled with the Easter break and unseasonably good weather in April, many buyers temporarily shifted their focus away from property searches and viewings. These seasonal factors often create short-term fluctuations and don’t necessarily indicate a long-term downturn.
In fact, well-positioned properties are still performing strongly. When pricing is accurate and marketing is executed effectively, demand remains high.
The current market can best be described as price-sensitive. With higher stock levels, buyers have more options and are less inclined to overpay unless they perceive clear value.
This makes correct pricing from the outset essential. Overpricing can lead to reduced interest, longer time on the market, and eventually price reductions… something many sellers experienced earlier in the year. We’ve recently seen a great example of this in action: a property launched with the right strategy attracted multiple viewings within days and ultimately achieved a sale above the asking price. This reinforces a key message, success in this market is absolutely achievable with the right approach.
Looking at the broader picture, asking prices across the region have remained relatively stable. Month-on-month, there has been a marginal increase of around 0.4%, while year-on-year figures show a slight decrease of approximately 0.9%.
In real terms, this indicates a largely flat market. Prices are neither rising sharply nor falling significantly, which creates a balanced environment for both buyers and sellers.
However, stability doesn’t remove the need for careful positioning. With buyers comparing multiple properties, realistic pricing aligned with current market conditions is essential to secure interest.
Another important consideration for anyone planning a move is the timeframe involved. On average, the full journey from listing a property to completion is currently taking several months.
This includes not only finding a buyer but also progressing the sale through the legal and conveyancing stages. Delays can occur at multiple points, making proactive management and communication vital.
For sellers aiming to move later in the year, this means planning should begin now. Listing in the spring or early summer provides the best chance of completing before the end of the year.
Additionally, the current weather conditions present an excellent opportunity to showcase properties at their best. Bright photography, well-presented gardens, and strong video marketing can significantly enhance buyer interest.
