The garden looks fantastic.

There’s just one problem.

Some of the people who might love your home will never actually get that far.

Before somebody books a viewing, they’ve probably already encountered your property online… perhaps while scrolling through dozens of homes on a property portal or social media.

And somewhere between the photograph, price, location and first few details, they make a decision:

Your first viewing happens online

Think about how you shop for property yourself.

You probably start with some basic criteria:

Location.

Price.

Bedrooms.

Property type.

Then the results appear.

You aren’t standing outside each property considering its architectural merits. You’re looking at a screen containing multiple homes competing for your attention.

One catches your eye.

You click.

Another doesn’t.

You scroll past.

That doesn’t necessarily mean the second property was unsuitable. It simply didn’t give you enough reason to investigate further.

That’s why the way a property is launched and presented online matters enormously.

That first photograph has a big job to do

Your lead image is effectively the front cover of your home’s marketing campaign.

Its job isn’t to show everything.

It’s to make somebody want to see more.

And the obvious photograph isn’t always the best one.

For some properties, the exterior is absolutely the hero shot.

But perhaps your home has an incredible open-plan kitchen overlooking the garden.

Maybe there’s a beautiful period feature.

A spectacular view.

Or a garden that immediately separates your home from everything else at a similar price.

Choosing the right lead image means asking:

What would make our ideal buyer stop scrolling?

Professional photography also matters because light, angles, composition and preparation can completely change how somebody perceives a space.

The aim isn’t to make a property look like something it isn’t.

It’s to show it at its best.

Price determines who sees you

Your asking price isn’t only a financial decision.

It can be a marketing decision too.

Buyers searching online often use maximum price filters.

Imagine your property is marketed at £305,000.

Someone searching up to £300,000 may never see it.

That doesn’t automatically mean £300,000 would be the correct asking price – valuation and pricing decisions need to reflect the individual property and local market.

But it illustrates why pricing strategy deserves more thought than simply:

“Let’s put it on a bit higher and see what happens.”

A price doesn’t just tell buyers what you’d like to achieve.

It can influence which buyers discover your property in the first place.

The floorplan might seal the deal

Once somebody clicks into your listing, the photographs have another job:

Keep them interested.

But photographs can’t always explain how a home works.

That’s where a good floorplan becomes invaluable.

Can the buyer understand how rooms connect?

Where are the bedrooms in relation to the bathroom?

Could that dining room become a home office?

Is there a utility room?

How does the kitchen connect to the garden?

People aren’t simply buying square footage.

They’re trying to imagine their life fitting into the space.

A clear floorplan helps them do that before they’ve booked the viewing.

Sell the life, not just the specification

There’s a place for practical information.

Buyers need to know how many bedrooms there are, whether there’s parking and what facilities the property offers.

But:

“Three-bedroom semi-detached house with lounge, kitchen and garden”

doesn’t exactly set the pulse racing.

Good property marketing should help someone understand what makes that particular home worth seeing.

Perhaps it’s an easy walk into St Ives.

Maybe the garden is perfect for summer entertaining.

Perhaps there’s space for someone who works from home.

Or it’s within easy reach of countryside walks while still being convenient for commuting.

The details should answer more than:

“What does this house have?”

They should help answer:

“Why might I want to live here?”

Video can reach the buyer who wasn’t searching

Property portals are enormously important – but not every future buyer is sitting on one every evening actively searching.

Sometimes people aren’t seriously considering moving until something catches their attention.

That’s where wider marketing can make a difference.

A property video appearing on Facebook or Instagram might reach somebody who wasn’t searching Rightmove that evening.

They watch.

They recognise the road.

They send it to their partner.

“Look what’s just come up…”

Suddenly, you’ve created interest that might not have existed through a portal search alone.

Ultimately, a buyer can only fall in love with your home once they discover it.

That’s why the work that happens before the viewing matters.

The price.

The floorplan.

The description.

Will somebody stop scrolling long enough to discover what makes your home special?
